Residential Application Process:

Step 1:

a. Submit completed application:

b. Submit all supporting documents: Last 2 Paycheck stubs & W2s. A signed Parental guarantee form is needed if     you are not employed full time.

c. Pay application fee: Application fee is $25 (non-refundable). In a roommate situation, $25 per person.

d. Pay reservation fee: Reservation fee is half of one month's rent, if the monthly rent is $900, then reservation fee is $450.

note: $25 application fee is non refundable. the reservation fee  is refundable if your application is not approved. The reservation fee is credited towards your deposit. Once you application is approved, you may continue to step 2.

Step 2: Must be completed no later than 3 months before planned move in date.

a. Sign Documents: Lease and Pet Agreement

b. Pay full deposit: Deposit amount is equal to one month's rent. If your rent is $900, you have paid $450 for reservation, you will owe $450.00.

c. Pay pet deposit: $300 per pet non-refundable

Step 3:

a. Complete move in inspection

b. Pay first month's rent: If your rent is $900, your rent of that amount is now due.

c. Move in.

Lease Highlights:

Our lease and lease terms are in accordance with Georgia law and Georgia/Athens market standard.

CityBlock Properties, Inc.  will enforce  all lease terms agreed by you! The lease you will be signing might have slight variations. Please read and understand you lease before signing.

The following are some highlights:

1. Rent is due before the 1^st of each month. $25 late fee after the 5^th, another $25 after the 10^th and $5/day there after.
2. Rent is payable in one check only.
3. The full one year lease amount must be paid regardless when tenant moves out. You must pay the rent through summer.
4. Deposit may not be used for last month’s rent
5. Your Reservation fee will convert into your deposit fee upon Moving in.
6. The premises especially the outside must always be kept clean. There is a $50.00 fee for trash removal.
7. Subleases, new roommates must fill up a new application. May be waived.
8. Any alteration including wall paint must be approved by management.
9. Any damages-other than normal wear and tear done to the property is the tenants responsibility.
10. Maintenance problems must be reported otherwise tenant may be held responsible for damages.
11. No waterbeds
12. The carpet must be professionally cleaned before moving out.
13.  No pets allowed without management approval.
