Frequently asked questions about the lease:
How do I renew my lease?

You must sign another lease by the deadline stated on your current lease. If you do not sign a lease extending your stay, the property will be advertised and leased to other potential tenants.

I want to renew my lease but I have a roommate leaving and he is replaced by a new roommate.

Your new roommate will have to follow the application process for a new tenant, once the new roommate is approved, everyone will have to sign a new lease extending your stay.

When do I get my security deposit back?

Your security deposit minus any charges will be returned to you no later than 30 days after your lease expires.

What happens to my reservation fee?

That converts to your security deposit once you move in.

Can I pay my rent in several checks since there are several roommates?

No, we only accept one check for the rent.

There are 4 total tenants, if one stops paying rent, can we pay you 3/4 of the rent?

The full rent amount never changes regardless of how you split up the rent among the roommates.

What utility does the landlord pay?

We do not pay any utilities. We are responsible for maintenance and that includes landscape maintenance.

Can I sublease the house?

Generally subleasing is not allowed. We do accept subleasing on a case by case basis.

The lease says we are renting the unit AS-IS, what does that mean?

AS-IS means, when you move in your property will be in the same condition as you saw it before signing the lease. The property will be delivered to you clean. Landlord will not do any improvements to the property. However, if any aspect of the property is not functioning like it was designed to do, landlord will repair or replace the item. If you like you are welcome to walk through the property before you sign the lease.

What if I find issues with the property when I move in?

You will be given a move in condition report that you will have to fill up and send to us. If you document all issues with the property, you will not be responsible for them when you move out. If there are items that need maintenance, simply send us an email describing the problem.

Who is responsible for pest control?

Tenant is responsible for pest control. We have a negotiated reduced rate that we can get for your through our vendor. If you see any pest activity in the house within the first 25 days of moving in, please report that to us and we will treat the issue at no cost to you.

I have not read the full lease, but I will sign it based on what you are telling me.

You must understand all details of the lease before signing. We can explain to you all details if necessary. However, once you sign the lease, it will be assumed that you agree to all terms of the lease. Do not sign the lease if you do not agree to an item on the lease.

Why do you care that we keep the house clean?

Your cleanliness of the interior can have lasting impact especially if the unit has not been kept in a sanitary condition. Mold and pests are some of the many issues that may affect your unit if cleanliness is not up to par.

During move in or move out, can I put large items at the curb that do not fit in the trash container?

No, your trash provider will generally will not pick up items that are not placed in a container. You are responsible for taking the large items to either recycle or to the land fill.

I have a pet.

If you have not yet signed the lease, please refer to our application process for your pet.

I am living in one of your units, I have found a pet that I would like to bring home.

Most of our units don't allow pets. If you live in one of the units that don't allow pets, a waiver will not be granted. If an un-authorized pet is found at your unit, a fine will be charged to your account. An eviction will result with repeated offence. Pet sitting is not allowed.

Are certain maintenance items the landlord is not responsible for?

You are responsible for replacing the HVAC air filters and light bulbs. You are also required to drip your faucets during times when the outside temperature is below freezing to prevent pipe freezing that might result in pipe rupture.

How do I report a maintenance problem?

We must have something in writing for your maintenance request. It could be in the form of email or regular mail. You can definitely call us to give us a heads up especially if it's an emergency. Please keep in mind, you may be responsible for charges if a problem is not found.

What is a maintenance emergency?

Interior water leak that can lead to more damage, No heat during cold temperatures, electrical issues that present shock hazard.

What are my responsibility before I move out?

Please refer to your move out responsibility checklist on your lease, it explains in detail the responsibilities. A $200 penalty will be charged if any item on the list is overlooked.
