Pest
Control: We do not provide pest service other than termite
service. We may provide pest service for an additional $19/month. This
includes quarterly visits and unlimited visits for pest issues.
Trash:
Please note, trash must be put into your trash container. The container
must not be left at the curb unless it is a trash day. Oversized trash
that does not fit in a container will not be picked by your trash
provider, those items must be hauled off to a landfill. No trash, e.g.
bottles, cans etc. may be left or be laying around your unit. If trash
is left around your unit, we will pick up the trash and a fee of $50 per
occurrence will be charged to your account.
Late fees:
Please note that the rent is due before the 1st of the month and late
after the 5th. Rent receipt is based on receiving your rent not when
rent was sent.
General

General
operating hours: Our general operating hours are 9am to 6pm
Monday through Friday. After hours, please leave a message, your call
will be returned based on urgency

Tenants: Following are the items that will need to be completed
before you move in::
- Please look at
your lease, see what utilities you are responsible for and set up an
account with the utility companies. Please look at our
useful
information document for contact information. Failure to do this
will result in you not having service when you move in.
- Please call
706-296-9546 to set up an appointment for the check in and
walk through.
- At the time of
check in your rent, pet fees and any other fees will be due.
- If you are
planning on having a pet, you will have to sign the
pet
document.
Winter Advisory:
To avoid frozen pipes, please leave
your faucet dripping during nights when temperature is expected to be
below freezing. Tenant is responsible for any maintenance issue caused
by frozen pipes. Please check and make sure your heating is working
properly, if not please report the problem.
Lease Renewal: We start
our pre-leasing process six months before your lease expires. If your
lease is expiring your
renewal forms
will be sent out. If
you would like to renew your lease please let us know as soon as
possible. If we don't hear from you about your renewal, we will assume
you will not be renewing.
If you are forced to move due to one or
more of your roommates leaving, we can help. We might have other tenants
in the same situation who are looking for roommates. So we would be able
to match you with others if you choose to go that route. Check out our
student rates for 2007.
Referral
Fee:
We are now
offering $100 referral fee
for current tenants who recommend a friend to rent one of our apartments. New tenant must sign a 12 month
lease. Restrictions apply.
Maintenance:
Maintenance issues response time will greatly depend on the severity of
the problem. Regardless of how minor the maintenance issue is please call

report the problem. Any maintenance that is a result of tenant's neglect will be
charged to the tenant's account. Please
email with
full description of items that need to be addressed.
Sublease:
If you are interested in subleasing your unit or want someone to take over your
lease, the person wanting to sublease will go through the same process as a new
tenant. Please go to
general application page for the application process. If you are rooming
with others, your remaining roommates will have to agree to the change. You will
nor be released from the lease until the lease you singed expires.
